This session is aimed at agents and sales representatives who may become involved with a client who is contemplating or is in the process of subdividing their property. The content of this session includes the following:
You are approached by a client who sees value in subdividing their property. Do you know what to do?  What’s the process? What are the risks to your client, or to you?

  • What causes delays in meeting timeframes?
  • GST withholding, what should you do?
  • Two ‘less than ideal’ Case studies are included in the session for your edification. These case studies will demonstrate the risks and pitfalls involved in not following due process when selling such property.
  • Get tips on reading a survey strata plan – as these are commonly used in small subdivisions
  • Discover common mistakes when reading survey strata plans and the impact of such mistakes can have on the sale.

Avoid the common mistakes in making representations, writing contracts and terms for newly subdivided property, as well as the actions that can create problems pre-settlement, or in fact cause settlements to be have lengthy delays with associated penalties and costs.
